My father used to say that experience is better than knowledge. I do not know exactly what he meant, but after years of living on this earth in many continents, I have to say that nothing can replace the experience. I have visited many homes and most of the times when sellers have done something to improve the look of the house, they did exactly the opposite. So be careful with do-it-yourself projects.

When you use strong chemicals to clean make sure to use it first on very small part of the materials you want to clean, wait a couple of hours and then use it all over the place. I have seen homes with large white spots on the carpet caused by bleach!

After extensive cleaning you will notice things that otherwise was not visible before, like cracks in the grouts between the tiles in the kitchen and bathroom. Do not be afraid to get you hands dirty. If the grout is white you can use ready-made tubes and use it to cover the cracks. If the grout is colored most of the time it is better to use professional help to re-grout or even change the tiles if they are in bad conditions. All the money you spend on the house will come back to you as higher price. Freshening up the house will make my job easier to sell it and you will move on faster.

Although seller will often get back the money he spends on his home, there are some rare cases that bad taste of seller will make our job more difficult. No matter who is your realtor, you are a team. Before you do anything to the house consult your realtor. It is a mistake to think we make the house ready and then we call a realtor to list it. The most important area of your home is the kitchen. Avoid to go to extremes, not too modern and not too old fashion. Granite is preferable if it is within your budget. Lighter color woods like maple is better than darker oak. Stainless steel is better than white or black appliances, especially if you can get a matching set. A medium kitchen with everything new will cost you as of today around $15,000. That is the money well spend and you will get it back as higher price. But if your budget is close to that amount, you want to keep the cabinets and some of the appliances and maybe just change the countertops and flooring for around $5,000, if your appliances are OK.

It is normally cost much less to update a bathroom. Just concentrate on the main bathroom in master bedroom. For other bathrooms you can work on painting the walls and general cleaning and filling up missing grouts. For the master bath keep the tub and change the flooring cabinets, mirrors and the sinks. It will cost you around $4000 to do so. Do not go overboard with most expensive granite. Most people cannot tell the difference between expensive granites and cheaper ones.

When it come to spending money on landscaping, try to make a cheap and basic lawn covering most of the backyard, then plant many very colorful flowers on the boarders to take out boredom. If you have enough time you can pour grass seeds on the bare spots, water it each day by hand and watch it grow and cover the bare spots. If more than 30% of your lawn is dried up, then you have to re-sod the whole thing.

Painting the interior and exterior of your home is also a good idea. Painting will make the oldest houses to look fresh again. When it comes to choosing the color pallets, always consult your staging professional or your realtor.
