My father used to say that experience is better than knowledge. I do not know exactly what he meant, but after years of living on this earth in many continents, I have to say that nothing can replace the experience. When it comes to decorating a home or puffing it up for sale, nothing can replace experience. I have visited many homes and most of the times when sellers have done something to improve the look of the house, they did exactly the opposite. So be careful with do-it-yourself projects.
Rule number one, you cannot use strong colors on the walls, carpets, furniture or paint of the house. Strong colors could be used on the paintings, decorative items and specially colorful flowers in the garden and curb. Even the payment and furniture in backyard should not have strong colors. To improve the look of a house extensive cleaning should be the first order of business. When you use strong chemicals to clean make sure to use it first on very small part of the materials you want to clean, wait a couple of hours and then use it all over the place. I have seen homes with large white spots on the carpet caused by bleach!
After extensive cleaning you will notice things that otherwise was not visible before, like cracks in the grouts between the tiles in the kitchen and bathroom. Do not be afraid to get you hands dirty. If the grout is white you can use ready-made tubes and use it to cover the cracks. If the grout is colored most of the time it is better to use professional help to re-grout or even change the tiles if they are in bad conditions. All the money you spend on the house will come back to you as higher price. Freshening up the house will make my job easier to sell it and you will move on faster.
Although seller will often get back the money he spends on his home, there are some rare cases that bad taste of seller will make our job more difficult. Lighter color woods like maple is better than darker oak. Stainless steel is better than white or black appliances, especially if you can get a matching set. A medium kitchen with everything new will cost you as of today around $15,000. That is the money well spend and you will get it back as higher price. But if your budget is close to that amount, you want to keep the cabinets and some of the appliances and maybe just change the countertops and flooring for around $5,000, if your appliances are OK.
It is normally cost much less to update a bathroom. Just concentrate on the main bathroom in master bedroom. For other bathrooms you can work on painting the walls and general cleaning and filling up missing grouts. For the master bath keep the tub and change the flooring cabinets, mirrors and the sinks. It will cost you around $4000 to do so. Do not go overboard with most expensive granite. Most people cannot tell the difference between expensive granites and cheaper ones.
